Thaniya History Thaniya's first building, located adjacent to the BTS station, was constructed around 1970. Designed and built by Obayashi, Thaniya at that time operated as a joint venture with Sumitomo Realty of Japan. Several years later, a second building followed.

 

The first building's façade featured exposed precast concrete—simple yet distinctively characterized. The second building, however, adopted a different architectural language, lacking cohesion with the original structure and appearing as though they were separate projects.

 

Façade Renovation Concept The façade renovation preserved the essential elements of the original buildings without demolition. These elements were enhanced to align appropriately with contemporary aesthetics across both buildings. Crucially, the architectural language of both structures needed to connect harmoniously as a unified whole, reflecting their shared identity as a single project.

 

Circulation Design At the heart of any shopping center lies the design of pedestrian flow. Internal layouts and floor-to-floor connections were completely redesigned to create seamless continuity across all levels without interruption. This improved circulation translates into comprehensive coverage, creating an enjoyable and engaging walking experience that eliminates dead zones in customer movement.


The renovation design adheres to core principles of preserving the original building's architectural identity, as the owner desired this to remain a continuing symbol. It integrates contemporary concepts, creating a distinctive new identity that is both modern and memorable.
