Piya Residence, located in Sukhumvit Soi 28 and 30, comprises two residential buildings of 15,500 square meters and 8,000 square meters with a total of 82 condominium units and serviced apartments.


A commitment to preserving a grand old Rain Tree that has long stood on the site inspired the concept of “Living Under the Rain Tree.” The courtyard between the two buildings, with the tree as its focal point, creates a sanctuary of calm that feels entirely removed from the bustle of the city. Beneath its canopy, a swimming pool and communal green spaces complete the setting, inviting residents to slow down and breathe.


Both buildings share a façade language built on the interplay of solid and void. Solid surfaces are clad in exposed precast concrete panels, conveying a sense of weight, stillness, and architectural permanence. Void surfaces open up through glass and vertical bronze aluminium sunshades, introducing warmth and a more relaxed character while also serving a practical role in shielding the east and west elevations from direct sunlight.
